Chimney Repair in Arleta, Matched to What the Photos Show

Describe what you see and who will read the report. We phone back to set a time and say what the write-up will cover.
What the Visit and Report Cover
Leaks and cracks get traced to a cause before any repair is priced: water through the crown, cap, joints or flashing, or movement from an earthquake. The written quote lists each repair against the finding number it fixes, and you can approve any line on its own. When the work is done, we retake the original photo from the same angle and add the materials used.
From Finding Number to Work Order
A repair should start from a written finding, not from a tech's opinion on the roof. When our report marks something fix before the next fire, the repair quote that follows uses the same number. Finding 4, cracked crown, south side, becomes line 4 on the quote, with the method, the material and the price for that line alone. That way you can approve the crown and hold off on the mortar, or ask a second contractor to bid on exactly the same list. Repairs are quoted in writing after the inspection because two cracked crowns can need very different work, and a price given over the phone would be a guess.
Most chimney repairs in the West Valley trace back to water or movement. Rain finds a split crown, a bare flue top, gapped joints or lifted flashing, then surfaces somewhere else: a stain on the ceiling, rust on the damper, white powder on the firebox brick. Movement is the Northridge earthquake story. Chimneys here took a hard shake in 1994, and plenty were patched rather than rebuilt. A patch that held for thirty years can still open up. The report separates the two causes, because sealing a crack caused by movement without checking the structure under it just hides the problem for a season.
What You Receive When the Repair Is Finished
When the work is done you get a completion page added to the original report. It shows the same photo angle as the finding, then the repaired area, with the date and the material used: the mortar type, the crown mix, the sealant brand. If we found something new once the old material came off, such as a tile that broke behind a patch or rotted wood under flashing, we stop and send a photo before doing anything about it. The finished report reads as a record of the chimney: what was wrong, what was done, what it looks like now. Keep it with the house papers. It answers the question every future buyer and inspector will ask.
Repairs we handle in Woodland Hills and nearby include crown rebuilds and crown sealing, repointing, brick replacement, smoke chamber parging, damper replacement, flue tile repair and relining, and flashing. For anything structural, such as a chimney leaning away from the house or a stack that cracked clean through in an earthquake, the report says so and the next step becomes a rebuild assessment. We do not quote structural work from the ground. If you already have a report from another company, send it with the photos and we will tell you which lines we can price from it and which need a look in person.

Chimney Repair on Our City Routes
Each city page adds the local house types and weather that show up in our reports there.
CA
Chimney Repair in Burbank
Many Burbank houses still have the fireplace they were built with, and a report on one of them is often the first anyone has written. We start with the basics, liner type, damper condition and cap, and write each finding so a first-time owner can follow it without a glossary.

Chimney Repair in Sherman Oaks
Sherman Oaks reports split cleanly in two. Houses on the flats tend to show masonry wear and older dampers, while the hillside homes often have factory-built fireplaces behind stone faces, and the report has to name the make and model before any repair can be priced.

Chimney Repair in Studio City
A lot of our Studio City work arrives with a home sale attached, so the Level 2 report has to be clear enough for a buyer, a seller and two agents to read on a phone. Older homes on the flats often carry chimneys patched after 1994, and the camera shows whether those patches still hold.

Chimney Repair in Encino
Encino homes often have more than one fireplace on separate flues, so a single report covers several systems. We number each fireplace and flue at the top of the report and keep its photos and ratings together, which makes it easy to approve work on one without mixing it up with another.

Chimney Repair in Woodland Hills
Our Woodland Hills reports keep returning to the same three findings: clay tile liners with joints opened by the 1994 Northridge earthquake, crowns cracked on the hillside homes that face the sun, and rusted cap mesh. Each one gets a photo, a location and a plain rating, so you can see where your house sits against that pattern.

Chimney Repair in Canoga Park
Canoga Park houses are mostly single-story, which lets us reach the chimney from the roof on nearly every visit and photograph the crown and cap directly. Reports here often find original dampers rusted in place and clay tile liners that have never been camera-checked.

Traced from the attic and the roof first, so the report names the real source of the leak before any flashing is pulled.

Mortar loss gauged on each face of the stack, earthquake cracks mapped apart from weather wear, and a written repointing plan.
Learn More →Chimney Rebuilds
