What the Visit and Report Cover

Caps keep out rain and animals and hold the mesh that stops embers leaving the chimney on Santa Ana days. We measure the flue tile, its height and the crown before ordering, then fit a stainless cap and photograph it from above, the mesh up close, and each fastener. Installed caps cost $160 to $650 depending on size and the number of flues.

Three roof photos: top, mesh and fasteners
Flue tile and crown measured before ordering
Stainless caps with spark arrestor mesh
Multi-flue caps spanning the full crown
Crown condition noted under the new cap
Copper caps quoted on request

Why the Cap Is the Most Photographed Item in Our Reports

Nearly every chimney report we write has at least one cap photo, because the cap does three jobs and is the part homeowners never see. It keeps rain off the flue, keeps birds, rats and raccoons out, and holds the spark arrestor mesh that stops embers from leaving the chimney. On a hot, dry Santa Ana day in the West Valley, that mesh matters to the neighbors as much as it does to you. The Woolsey Fire in 2018 burned through the hills west of here, and wind-driven embers are how fires jump. Our inspection photos show the cap from above and the side: whether the mesh is intact, rusted through or clogged with soot, whether the fasteners hold, and whether the cap covers the full flue.

The most common findings are a mesh that has rusted open on a galvanized cap, a cap held by one remaining screw after a windstorm, and a cap sized for a round flue sitting on a square tile, leaving gaps at the corners. Each one gets its own photo and the same three-label rating as everything else in the report. A cap that is missing outright gets marked fix before the next fire, because rain and animals are not seasonal and neither is ember risk here.

Price, Sizing and the Photos You Get Back

An installed cap costs $160 to $650 from us. The low end is a single-flue stainless cap that clamps onto the tile. The high end covers large multi-flue caps that span the whole crown and caps custom-built for odd tile sizes. We measure the flue tile, its height above the crown and the crown itself before ordering, and the quote says which cap, which mesh opening and how it attaches. Copper is available on request, quoted separately because the material price moves.

When the cap is on, you get three photos: the cap from above showing it covers the flue, a close-up of the mesh, and a close-up of each fastener. If the crown under the cap is cracked, the photos show that too, since a new cap on a failing crown buys less time than it should. We note it on the page and quote the crown repair separately, and you choose the order. Most cap jobs in Woodland Hills, Tarzana, West Hills and Canoga Park are done in one visit once the cap is in hand.

Chimney Cap Installation on Our City Routes

Each city page adds the local house types and weather that show up in our reports there.

All twelve cities

Chimney Cap Installation in Burbank

Many Burbank houses still have the fireplace they were built with, and a report on one of them is often the first anyone has written. We start with the basics, liner type, damper condition and cap, and write each finding so a first-time owner can follow it without a glossary.

Chimney Cap Installation in Sherman Oaks

Sherman Oaks reports split cleanly in two. Houses on the flats tend to show masonry wear and older dampers, while the hillside homes often have factory-built fireplaces behind stone faces, and the report has to name the make and model before any repair can be priced.

Chimney Cap Installation in Studio City

A lot of our Studio City work arrives with a home sale attached, so the Level 2 report has to be clear enough for a buyer, a seller and two agents to read on a phone. Older homes on the flats often carry chimneys patched after 1994, and the camera shows whether those patches still hold.

Chimney Cap Installation in Encino

Encino homes often have more than one fireplace on separate flues, so a single report covers several systems. We number each fireplace and flue at the top of the report and keep its photos and ratings together, which makes it easy to approve work on one without mixing it up with another.

Chimney Cap Installation in Woodland Hills

Our Woodland Hills reports keep returning to the same three findings: clay tile liners with joints opened by the 1994 Northridge earthquake, crowns cracked on the hillside homes that face the sun, and rusted cap mesh. Each one gets a photo, a location and a plain rating, so you can see where your house sits against that pattern.

Chimney Cap Installation in Canoga Park

Canoga Park houses are mostly single-story, which lets us reach the chimney from the roof on nearly every visit and photograph the crown and cap directly. Reports here often find original dampers rusted in place and clay tile liners that have never been camera-checked.
