What the Visit and Report Cover
Worn joints are measured with a gauge and photographed by face and course, so the report shows whether the damage is a few joints near the top or the whole stack. Diagonal and roofline cracks from seismic movement are mapped separately from weather wear. The written plan names the mortar type, chosen softer than the brick, and the color match.
How a Masonry Finding Gets Written
A line that says "mortar deteriorated" does not help anyone decide anything. Our masonry findings say which face of the chimney, which courses, and how far the mortar has worn back from the brick face, measured with a gauge. Under about a quarter inch of loss, the joint is usually marked watch it. Past that, or where you can see daylight or loose brick, it is marked fix. Each face of the chimney gets its own photo with the worn area outlined, so you can see whether the problem is a few joints near the top, which is common, or the whole stack.
In the West Valley, the masonry report has a second job: separating weather wear from earthquake damage. Weather wear is gradual and shows on the faces that take the most sun and rain. Earthquake damage tends to show as a crack that steps diagonally through several courses, or a horizontal crack right at the roofline where the stack is stiffest. The 1994 Northridge earthquake was centered a few miles from here, and many chimneys that were repaired afterward have patches that are now thirty years old. We photograph and map those cracks separately, because repointing over a structural crack does not fix it.
The Repair Plan You Approve
The written plan lists each repair: repointing by face and course, brick replacement by count, crown repair, and any water repellent, which we only apply when the brick is the kind that benefits from it and only a breathable type. Mortar is specified by type. Older chimneys with softer brick get a softer mortar, because a mortar harder than the brick forces the brick to crack instead of the joint. We note the color match too, since a repointed chimney with bright gray joints on a weathered tan brick looks patched from the street.
Masonry repairs are quoted in writing after an inspection, never from a phone description, because joint depth and brick condition decide the price. When the work is done, you get the same photos retaken from the same spots, with the date and the materials listed. On hillside homes along the south side of the Valley, where chimneys can be tall on the downhill side, the quote also says how we will reach the work safely, whether by ladder, roof anchor or scaffold.

Chimney Masonry Repair on Our City Routes
Each city page adds the local house types and weather that show up in our reports there.
CA
Chimney Masonry Repair in Burbank
Many Burbank houses still have the fireplace they were built with, and a report on one of them is often the first anyone has written. We start with the basics, liner type, damper condition and cap, and write each finding so a first-time owner can follow it without a glossary.

Chimney Masonry Repair in Sherman Oaks
Sherman Oaks reports split cleanly in two. Houses on the flats tend to show masonry wear and older dampers, while the hillside homes often have factory-built fireplaces behind stone faces, and the report has to name the make and model before any repair can be priced.

Chimney Masonry Repair in Studio City
A lot of our Studio City work arrives with a home sale attached, so the Level 2 report has to be clear enough for a buyer, a seller and two agents to read on a phone. Older homes on the flats often carry chimneys patched after 1994, and the camera shows whether those patches still hold.

Chimney Masonry Repair in Encino
Encino homes often have more than one fireplace on separate flues, so a single report covers several systems. We number each fireplace and flue at the top of the report and keep its photos and ratings together, which makes it easy to approve work on one without mixing it up with another.

Chimney Masonry Repair in Woodland Hills
Our Woodland Hills reports keep returning to the same three findings: clay tile liners with joints opened by the 1994 Northridge earthquake, crowns cracked on the hillside homes that face the sun, and rusted cap mesh. Each one gets a photo, a location and a plain rating, so you can see where your house sits against that pattern.

Chimney Masonry Repair in Canoga Park
Canoga Park houses are mostly single-story, which lets us reach the chimney from the roof on nearly every visit and photograph the crown and cap directly. Reports here often find original dampers rusted in place and clay tile liners that have never been camera-checked.
