Fireplace Repair in Arleta, Starting From the Report

What the Visit and Report Cover
A fireplace repair begins with a finding someone can see: a crack across a refractory panel, a gap between firebricks, a damper rusted open, a stepped smoke chamber. We quote each one in writing against its photo, order listed parts by number for factory-built units, and use heat-rated refractory mortar in masonry fireboxes. Finished work is photographed from the original angle and added to your report.
Common Repairs and How They Show Up in a Report
The fireplace repairs we do most in the West Valley are refractory panel replacement in factory-built units, firebrick and mortar repair in masonry fireboxes, damper replacement, and smoke chamber parging. Each one starts as a line in an inspection report with a photo. A cracked panel shows as a dark line across the back wall, usually where the fire sits. Missing mortar between firebricks shows as a gap you can slide a coin into. A damper that rusted open shows as orange flaking on the plate and a handle that will not move. A rough, stepped smoke chamber shows as brick corners where smooth, sloped walls should be, which catch creosote and slow the draft.
For factory-built fireplaces, panels and dampers must match the make and model on the unit's label. We order listed parts from the manufacturer or its distributor, and the quote says which part, by number, so you can check it. When a unit is so old its maker has stopped supplying parts, the report states it and lays out the options: a listed retrofit kit if one exists, an insert, or retiring the unit. Masonry repairs use refractory mortar in the firebox, rated for the heat, never ordinary mortar from the hardware store.
Before and After, on the Same Page
When a repair is done, we photograph it from the same angle as the original finding and add both to a completion page. The page lists the part or material used, the date and anything we found once we were in. For a damper, that might be rust on the frame we could not see until the old plate came out. For a panel, a gap behind it where the metal box had warped. If a new finding changes the price, we send the photo and a revised line before going further, and you approve it or not. Nothing gets added on the day without your written yes, by text or email.
Repairs are quoted in writing after an inspection, because fireplaces that look alike can need very different work. If you already have an inspection report from another company, or from a home inspector during a sale, send it along with the photos. We will tell you which items we can quote straight from it and which need a visit first. A fireplace that was marked fix before the next fire should stay cold until the repair is done. A cracked panel or a damper stuck shut is not a small risk in a home with wood framing a few inches away.

Fireplace Repair on Our City Routes
Each city page adds the local house types and weather that show up in our reports there.
CA
Fireplace Repair in Burbank
Many Burbank houses still have the fireplace they were built with, and a report on one of them is often the first anyone has written. We start with the basics, liner type, damper condition and cap, and write each finding so a first-time owner can follow it without a glossary.

Fireplace Repair in Sherman Oaks
Sherman Oaks reports split cleanly in two. Houses on the flats tend to show masonry wear and older dampers, while the hillside homes often have factory-built fireplaces behind stone faces, and the report has to name the make and model before any repair can be priced.

Fireplace Repair in Studio City
A lot of our Studio City work arrives with a home sale attached, so the Level 2 report has to be clear enough for a buyer, a seller and two agents to read on a phone. Older homes on the flats often carry chimneys patched after 1994, and the camera shows whether those patches still hold.

Fireplace Repair in Encino
Encino homes often have more than one fireplace on separate flues, so a single report covers several systems. We number each fireplace and flue at the top of the report and keep its photos and ratings together, which makes it easy to approve work on one without mixing it up with another.

Fireplace Repair in Woodland Hills
Our Woodland Hills reports keep returning to the same three findings: clay tile liners with joints opened by the 1994 Northridge earthquake, crowns cracked on the hillside homes that face the sun, and rusted cap mesh. Each one gets a photo, a location and a plain rating, so you can see where your house sits against that pattern.

Fireplace Repair in Canoga Park
Canoga Park houses are mostly single-story, which lets us reach the chimney from the roof on nearly every visit and photograph the crown and cap directly. Reports here often find original dampers rusted in place and clay tile liners that have never been camera-checked.

Learn More →Fireplace Inspection
Masonry or factory-built is named first, then firebox, damper, smoke chamber, hearth and mantel clearance are measured and photographed.
Learn More →Chimney Level 2 Inspection
Video of the full flue run, stills tagged by height, and a one-page summary an agent can open on a phone.
Learn More →Chimney Cap Installation
Measured to the flue tile, fitted with spark arrestor mesh, then photographed from the roof so the fit and fasteners are on record.
Learn More →Chimney Flashing Repair
Traced from the attic and the roof first, so the report names the real source of the leak before any flashing is pulled.
Learn More →Chimney Masonry Repair
Mortar loss gauged on each face of the stack, earthquake cracks mapped apart from weather wear, and a written repointing plan.
Learn More →Chimney Rebuilds
Recommended only when photos show failed masonry, then scoped in a separate assessment with lean measurements and a sketch.
Learn More →Fireplace Cleaning
Ash, glass film and doors cleaned, plus photos of the freshly cleaned firebox walls and damper, when cracks are easiest to see.
Learn More →Gas Fireplace Cleaning
Glass film, burner ports, logs, pilot and outdoor vent cap serviced, with a carbon monoxide reading written on the sheet.
Learn More →Gas Fireplace Repair
Meter readings for the thermocouple, thermopile, valve and switch go on the sheet, so the failed part is shown before it is replaced.

Inspection comes first, so the remodel scope lists clearances, repairs hidden behind the old face, and the new materials line by line.
