What the Visit and Report Cover

Ceiling stains near a chimney can come from the crown, the brick, the flue opening or the flashing. We photograph the attic framing around the chimney, then the step flashing, counter flashing and cricket on the roof, and check the masonry above. The report names the likely source and the ones ruled out, and the repair quote covers only what the photos support.

Step flashing relaid with the roofing
Cricket added behind wide chimneys

Four Places a Chimney Leak Can Start

Water at the chimney can come in through the crown, the masonry, the flue opening or the flashing, and stains on the ceiling look the same no matter which one is at fault. That is why our flashing reports start with a leak trace, not a flashing quote. From the attic we photograph the framing and decking around the chimney, looking for dark wood, rusted nails and drip marks, and note which side is wet. On the roof we photograph the step flashing woven into the roofing, the counter flashing set into the brick, the joint between them, and the cricket if the chimney is wide enough to need one. Then we check the crown, cap and brick above the flashing, because flashing often gets blamed for water that soaked in from above it.

The report names the most likely source with the photos that support it, and lists the other sources we ruled out. In Woodland Hills, many roofs are concrete or clay tile, which hides flashing under the tiles and makes a quick look from a ladder unreliable. Flashing on older ranch houses was often face-nailed and sealed with caulk that the summer heat has long since cracked. Both show up clearly once the right tile is lifted, and we photograph them before anything is put back.

The Repair Quote and the Completion Photos

Flashing repairs are quoted in writing after the trace. The quote says what will be removed, what goes back, and how the counter flashing will be fixed to the chimney: cut into a mortar joint and sealed, which lasts, or surface-mounted, which is sometimes the only option on stone. Where the roofing has to be lifted and relaid, we say who does it. On tile roofs we coordinate with a roofer if broken tiles need matching. On simple shingle roofs our crew handles it.

When the job is done, the completion page shows each side of the chimney before and after, and a photo of the attic side again after the next rain if you want to send one. That last photo is the real test. If the stain grows after a repair, the report gives both of us a baseline to compare against, and we come back to look again. Leaks that keep returning after flashing work often turn out to be a cracked crown or porous brick, so the first report's list of ruled-out sources is worth keeping.

Chimney Flashing Repair on Our City Routes

Each city page adds the local house types and weather that show up in our reports there.

Chimney Flashing Repair in Burbank

Many Burbank houses still have the fireplace they were built with, and a report on one of them is often the first anyone has written. We start with the basics, liner type, damper condition and cap, and write each finding so a first-time owner can follow it without a glossary.

Chimney Flashing Repair in Sherman Oaks

Sherman Oaks reports split cleanly in two. Houses on the flats tend to show masonry wear and older dampers, while the hillside homes often have factory-built fireplaces behind stone faces, and the report has to name the make and model before any repair can be priced.

Chimney Flashing Repair in Studio City

A lot of our Studio City work arrives with a home sale attached, so the Level 2 report has to be clear enough for a buyer, a seller and two agents to read on a phone. Older homes on the flats often carry chimneys patched after 1994, and the camera shows whether those patches still hold.

Chimney Flashing Repair in Encino

Encino homes often have more than one fireplace on separate flues, so a single report covers several systems. We number each fireplace and flue at the top of the report and keep its photos and ratings together, which makes it easy to approve work on one without mixing it up with another.

Chimney Flashing Repair in Woodland Hills

Our Woodland Hills reports keep returning to the same three findings: clay tile liners with joints opened by the 1994 Northridge earthquake, crowns cracked on the hillside homes that face the sun, and rusted cap mesh. Each one gets a photo, a location and a plain rating, so you can see where your house sits against that pattern.

Chimney Flashing Repair in Canoga Park

Canoga Park houses are mostly single-story, which lets us reach the chimney from the roof on nearly every visit and photograph the crown and cap directly. Reports here often find original dampers rusted in place and clay tile liners that have never been camera-checked.
