From Arleta, Chimney Reports Built to Be Forwarded
Who Is the Report For?
A buyer, an agent, an adjuster or just you. Say who and what you noticed, and we call back to set the visit.
Why Bishop Hands Over the Evidence First
Bishop Chimney Care is based in Arleta, in the northeast San Fernando Valley, by the Golden State and Hollywood freeways. A lot of owners we meet have never seen the inside of their own flue. So the first thing we give them is the picture: the level we ran, each item photographed, each one rated.
The PDF keeps working after we leave. It goes into escrow folders, gets passed between agents, and answers an adjuster after a quake or a flue fire. We write it for someone who will never climb your roof, so each line makes sense with only its photo beside it.
Repair talk waits until the report is in your hands. A sound flue is written up as sound, and nothing gets added to the visit.
The House Rules for a Bishop PDF
The same four hold for a Level 1 in Burbank and an escrow Level 2 in Studio City.
No Picture, No Line
Every line we write rests on a photo or a video still. Where we could not see something, the report says so and gives the reason rather than a guess.
Scope Stated Up Top
The inspection level and what it reached open every report. Someone reading it next year should know what was looked at and what was not.
Plain Words Under Each Photo
Cracks are described by width and position, and a single sentence below each picture says why the item matters to the house.
Repairs on Numbered Lines
Each repair shares a number with the finding it fixes. Approve one line, weigh another against a second bid, or wait, and the report still holds up.
The Parts of Every Report
File it, forward it or print it. These three pieces come with each one.
