Walk through the report
Fill in the form and describe the report, and we will read it alongside you.
Where the leak shows up
Find the photos that show staining, damp masonry or rust. They point to the entry spot. The report names the part, whether that is the cap, the crown, the flashing or something else.
Fixes for water are on the list below. The cap, the leak repair, the cricket and the cricket with a full flashing replacement all carry a price range on this page. Start there, because a repaired leak stops the damage from spreading while you decide on the rest.
What the word failed means
No government body marks a Level 2 as passed or failed. People use the word when a report names conditions below the NFPA 211 standard or local building code that call for repair before the fireplace goes back into use.
In a sale, what to ask the seller for is a matter for the parties and their agents. We do not advise on contracts.
The repair list
A Level 2 can lead to any of these.
- Damper
- Mortar and masonry
- Smoke chamber
- Chimney cap
- Crown
- Chase cover
- Leak repair
- Gas insert
- Cricket and flashing
- Firebox
- Flue liner
What has a price here
The table shows a range for five jobs: a cap, a leak repair, a cricket, a cricket plus full flashing, and a gas insert. Everything else waits for a quote after the inspection. That covers the crown, the liner, the chase cover, the damper, flashing by itself, mortar, masonry, the smoke chamber and the firebox.
Repair price ranges
These are the ranges for the jobs we can name in advance.
- Fitted chimney cap
- $160 to $650
- Chimney cricket, installed
- $435 to $975
- Flashing replaced, cricket added
- $650 to $1,600
- Water leak fix
- $540 to $3,250
- New gas insert
- $2,700 to $5,400
A job that is not in the table gets a quote after the inspection.
About the findings
Does a leak finding mean the chimney is unsafe?
Read what the report says about the affected parts. If it lists conditions that need repair before safe use, hold off on lighting a fire.
Can I use the report to ask the seller for a credit?
A buyer has several options in a sale, and your agent is the person to explain them. We can explain what each finding means.
Why is there no price for a flue liner?
Liner work depends on what the camera showed, so it is quoted after the inspection.
