Request an inspection
Use the form to give the address, your role and who gets the report.
On the listing side
A seller's agent wants few surprises. A Level 2 before the buyer's own inspection tells you what the flue holds. You choose whether to share the report.
It also shows your seller where repair talk could start, well before any buyer raises it. That lets you plan the conversation instead of reacting to it.
On the buyer side
For a buyer, a Level 2 gives photos and a written account to put beside the home inspector's notes. We inspect quickly and send the report and photos the same day.
The standard behind it is NFPA 211. A sale or a transfer is one of the moments it names for a Level 2.
The report, laid out
The report is written to be read by someone who has never opened a damper. The findings are written out and backed by photos of the chimney.
Your client decides where it goes: the agent, the buyer, the seller, or any mix.
Where we stay out
We report on the chimney. Asking for work, a credit or another inspection is a decision for the parties and their agents. Legal and contract questions are not ours to answer.
We cover Studio City, Sherman Oaks, Encino, Woodland Hills, Burbank, Canoga Park and Arleta.
Numbers for your client
Both inspection prices, so your client can see them before the call.
- Level 1 inspection
- $53
- Level 2 inspection
- $380
We quote repairs after the inspection.
Agent questions
Can I get the report before my client?
That is up to your client. Say who should receive it when you book.
How quick is quick?
Fast is how we work for agents. Call with the address and tell us who gets the report.
Can the seller use the report?
Yes. A seller can order one and decide who sees it. The listing agent can then use the photos when a buyer asks about the fireplace.
