Before you book, gather these

Writing this down first saves a round of questions. If you do not know an answer, say so on the form and we will work from what you have.

  • The property address
  • How many fireplaces the house has
  • What fuel each one burns
  • Who should receive the report
  • Whether the chimney had a fire or earthquake damage

What the inspection looks at

A Level 1 is a visual check of everything reachable. A Level 2 goes further. It runs a video scan of the entire flue and covers the accessible attic, crawlspace and roof parts of the chimney.

Both are described in NFPA 211, the standard that sets out which level fits which situation. The report uses plain labels, so you do not need a trade dictionary to follow it.

What lands in your hands

A written report and photographs, the same day the inspection is done. Each finding sits next to a picture of the part it describes, so you do not have to take our word for it.

Send it to the agent, to the buyer, to the seller, or to all of them. You pick the list, and each person receives identical pages.

If the report lists problems

NFPA 211 asks for a Level 2 when a property changes hands. A finding in the report marks a condition that is below that standard or below local building code.

From there, the buyer may raise repairs, a credit or another inspection. Agents and the parties settle that. Law and contracts are outside what we advise on.

Inspection fees, stated up front

The Level 2 and Level 1 prices are below, so there is no estimate to wait on.

Basic Level 1 visit
$53
Level 2 flue scan
$380

Repair work is priced after the inspection.

Quick answers before booking

Does a Level 2 give a pass or fail?

No. It gives a written list of what the camera and the visual check found. Nobody issues a government grade.

Can the buyer and the seller both get the report?

Yes. Name each person who should receive it when you book.

What if I am not sure of the fuel type?

Tell us what you know. A change of fuel is itself a reason for a Level 2, so it is useful to mention.

Send us the checklist

Fill in the address, the fireplace count and the names for the report. We will confirm the details.
