Turnover is the natural time

The unit is empty, the walls are being touched up, and nobody is using the fireplace. That is a convenient moment for an inspection, because no one has to be home and no fire is going.

These are the occasions NFPA 211 gives for a Level 2: a sale or transfer of the property, a chimney fire, an earthquake, or a switch of fuel. A turnover alone may call for a Level 1.

The bill, worked out

Pricing is per fireplace. Use the Level 1 or Level 2 figure from the table and multiply by the number of fireplaces. That gives you the cost for the property before we arrive.

After that, one visit takes in all of them.

Findings stay with their fireplace

Each fireplace is named in the report along with its photos, so you can tell where a finding belongs.

A Level 1 is the visual check of accessible parts. A Level 2 adds a video scan running the length of the flue, plus attic, crawlspace and roof sections we are able to reach. Both are described by NFPA 211.

After the report

If a fireplace shows conditions that need repair before it is used, the report says so under that fireplace's name, with photos. Repairs are quoted after the inspection, so you can decide on each fireplace separately.

Rates for one fireplace

Take the figure for the level you want and multiply it by the number of fireplaces.

Level 2 with video scan
$380
Visual Level 1
$53
Sweep visit
from $215

The sweep price is also listed for managers who want it.

Manager questions

Do you need access to every unit?

We need to reach every fireplace you want inspected. Tell us the count and the addresses when you book.

Can the report go to the owner?

Yes. Tell us who receives it and we will send it to them.

How do I choose between the levels?

Level 1 for a routine look at what is reachable. Level 2 when a sale, a fire, an earthquake or a fuel change is involved.
